Rental Application Requirements and Criteria

Every person who applies to live at a Lawrence Investment Co. LLC managed apartment complex is treated fairly and on an equal basis regardless of race, color, sex, religion, national origin, handicap, familial status, marital status or source of income.

Every individual over the age of eighteen (18) years of age must apply and qualify separately in order to reside at a Lawrence Investment Co. LLC managed complex.

Credit History and Personal Information

  1. A good credit history as determined by previous Landlord is required for approval. Upon receipt of a completed application and a $35.00 non-refundable screening fee, Pacific Screening will conduct a search of public records to determine applicant's credit worthiness and any prior criminal activity. The screening process includes prior rental history and personal references deemed necessary by Landlord.
  2. You must have a verifiable income of at least 2-4 times the rent per month as determined by the Landlord.
  3. You must be currently employed or provide verification of disability income, state income or retirement income.
  4. You must have at least one year of verifiable rental history and a Landlord reference or a mortgage history.
  5. Self-employed applicants will be required to show proof of income through copies of the previous two years’ tax returns.
  6. Bankruptcies, collections and judgments will be evaluated based on reason, type, whether or not credit has been re-established since the file date and the time frame since the filing date.
  7. You must present current photo identification.
  8. Your behavior during the application process will be considered.

Reasons for Denial (Not all inclusive)

  1. Lawrence Investment Co. LLC shall evaluate the credit history for timely payment of debts, past due accounts and judgments.
  2. No evictions during the previous seven years will be accepted.
  3. Pacific Screening will conduct a search of public records to determine whether the applicant has been convicted of, or pled guilty or no-contest to any crime. A conviction, guilty plea or no-contest plea of any felony, or any misdemeanor involving theft, dishonesty, arson, assault, criminal mischief, intimidation, prostitution, drug related or weapons charges, obscenity and related violations (ORS. 167.060 through 167.100), sex related crimes and/or child sex crimes will be grounds for denial.
  4. Previous Landlord comments can be considered against an applicant.
  5. A falsified application will be denied.
